If one address stands for venture capital, it is 3000 Sand Hill Road. People in the industry use it the way New Yorkers once used Wall Street, as shorthand for a whole way of doing business. The place itself is modest. It is a cluster of low office buildings on a wooded slope beside the Interstate 280 interchange in Menlo Park, with parking lots, walking paths and a cafe. Nothing about it shouts money.
This page explains how the campus came to be, who worked there and what a visitor can actually see. For the bigger picture, read our history of venture capital on the Peninsula and our Sand Hill Road guide.
Tom Ford, the developer
The man behind the campus was Tom Ford, a real estate developer with no connection to the fashion designer of the same name. Born in Youngstown, Ohio, he graduated from Yale, served as a Navy lieutenant in World War II and earned a law degree at the University of Michigan. In 1955 he joined Stanford as legal counsel in its business office and later became the university's director of land development. That job put him at the center of decisions about how Stanford's huge landholdings would be used.
Ford left Stanford in 1964 and founded the Ford Land Company in 1966. His company went on to develop office space on the hills west of campus, close to where the new Interstate 280 would run. Grant Heidrich, later a venture capitalist, told Wired that Ford took him to see a brush-covered hill in 1969 and said, "I have a vision."
Ford stayed close to Stanford for the rest of his life. He served as a university trustee from 1980 to 1990, helped found the Peninsula Open Space Trust and funded professorships and student housing. One endowed engineering chair is named for three of his best known tenant firms: the Kleiner Perkins, Mayfield, Sequoia Capital Chair. Stanford Magazine's obituary describes the people who leased his buildings as "fabulously flush venture capitalists."
Building the campus
According to a 2015 report on the property's refinancing, Ford's company built 3000 Sand Hill Road in phases between 1971 and 1986. The same report described it as a multi-building office campus of about 175,840 square feet, leased to more than 40 small and mid-sized firms, with occupancy at or above 90 percent for the previous decade. It also noted an on-site restaurant and fitness facilities.
The timing mattered. Kleiner Perkins is credited as the first venture firm to open an office on Sand Hill Road, in 1972, the year after Ford's first phase began. Many retellings put that first office at 3000 Sand Hill Road. We could not confirm the exact building from a primary source, so treat that detail as tradition rather than record. What is clear is that within a few years the road had become the place to be. Venture firms were small partnerships that needed only a few rooms. Ford's buildings sat a short drive from Stanford with quick freeway access.
The Sundeck
Ford also put in a restaurant called the Sundeck. It became a lunch spot where entrepreneurs and investors could meet without a formal appointment. The current operator calls the original "a power lunch spot for entrepreneurs and venture capitalists." For founders of the 1970s and 1980s, a table there could be as useful as an office.
Firms linked to the address
Venture firms move often, merge and wind down, so any list of tenants dates quickly. Here is what we could confirm and what we could only find in reference lists.
| Firm or group | Connection | Status |
|---|---|---|
| IVP | Lists its Silicon Valley office at 3000 Sand Hill Road, Building 2, Suite 250 | Confirmed on IVP's site in 2026 |
| Notable Capital (formerly GGV Capital) | Lists its office at 3000 Sand Hill Road, Building 4, Suite 230 | Confirmed on Notable Capital's site in 2026 |
| Sequoia Capital | Appears in reference lists of the campus's tenants | Historical; check Sequoia's site for its current office |
| Redpoint, Mohr Davidow, Trinity | Appear in reference lists of tenants | Historical; addresses may have changed |
| Storm Ventures | Appears in reference lists of tenants | Historical; its office is now 532 Emerson Street, Palo Alto |
| Harvard Business School | Opened its California Research Center here in 1997 to help faculty write Silicon Valley case studies | Historical |
The point is less about any single firm than about density. For decades a founder could park once and see several investors in an afternoon. That density is why the address became a symbol.
New owners and a new name
In February 2020 the Ford Land Company sold 3000 Sand Hill Road to DivcoWest, a San Francisco real estate investment firm founded in 1993. The same deal included the campus at 2700 to 2770 Sand Hill Road. Press reports put the combined price at about $610 million. In 2021 DivcoWest grouped its holdings on the road as the Sand Hill Collection, with three campuses:
- The Quad at 2400 to 2498 Sand Hill Road
- The Grove at 2700 to 2770 Sand Hill Road
- The Ranch at 3000 Sand Hill Road
At the time of the rebrand the collection covered about 21 buildings on nearly 50 acres and about 44 percent of the office space on the road. It is the same landlord that leased new space at The Quad to Andreessen Horowitz, which our venture capital hub mentions.

What it looks like
Do not expect towers or a grand entrance. The Ranch is a group of low-rise office buildings set among mature trees on a gentle hillside beside the freeway. Parking lots fill the gaps and shaded paths connect the buildings. DivcoWest lists full-service restaurants, fitness centers, conference rooms and EV charging across its Sand Hill campuses. From the road you mostly see trees, driveways and parked cars.
That understatement is typical of the whole corridor. Most of the office space on Sand Hill Road went up in the 1970s and 1980s and is low-rise. The money is in the leases, not the architecture. Rents along the road have been among the highest for offices in the United States for years.
Visiting respectfully
You can see 3000 Sand Hill Road from public roads and you can eat at its cafe. Everything else is a private workplace. A few ground rules:
- Stay out of the office buildings. Venture offices are by appointment only. Do not walk into lobbies, knock on doors or try to hand out pitch decks.
- Use the cafe as a cafe. DivcoWest and Bon Appétit Management Company opened the new Sand Hill Sundeck in July 2024. At launch it was open to the public Monday to Friday, 8 a.m. to 7 p.m., for coffee, lunch and happy hour. Hours change, so check before you go.
- Photograph from public areas. A photo of the street sign or the trees is fine. Do not photograph people at work or through windows.
- Mind the traffic. The interchange with Interstate 280 is busy at commute times. If you cycle, Sand Hill Road has bike lanes, but drivers merging to and from the freeway move fast.
Good to know
- 3000 Sand Hill Road is in Menlo Park, not Palo Alto. From downtown Palo Alto it is about a 10 to 15 minute drive west on Sand Hill Road.
- Public transit along this stretch is limited. Most visitors drive, bike or take a rideshare. See our getting around guide.
- The Rosewood Sand Hill hotel is a short distance east at 2825 Sand Hill Road and is a common spot for investor breakfasts.
