Premier Properties is a commercial real estate firm based at 539 Alma Street, downtown near the Palo Alto Caltrain station. Property management. For building owners, the firm lists a long set of tasks it handles, including:

• Annual operating budgets, receivables and payables, monthly financial reporting and quarterly management reports
• All tenant interactions, lease renewals and extensions plus supervision of tenant improvements
• Maintenance and repairs, vendor contract negotiation and 24/7 emergency response
• Annual capital improvement plans, insurance coverage and project files with blueprints and specifications

Brokerage. Premier represents landlords and tenants in leases and handles property sales. It stresses local market knowledge and personalized service.

Investment partnerships. The firm partners with investors on Peninsula properties. It says it focuses on value-added investments in core downtown locations along the transit corridor. It also says it takes part in city discussions on zoning, code changes and development trends.

Projects in Palo Alto

The firm's project list shows how much of its work is close to home. It names new construction at 361 California Avenue, 2805 El Camino Real and 2875 El Camino Real, management and repositioning at 305 Lytton Avenue and tenant representation for a downtown tech campus. Outside Palo Alto it lists a mixed-use project at 2114 Broadway in Redwood City.

Its news page has covered new tenants it helped place, including a LensCrafters flagship at 270 University Avenue, a Vietnamese bistro at 185 University Avenue and new businesses in the California Avenue district and on Middlefield Road in Midtown. The office is on Alma Street at the edge of downtown Palo Alto, a short walk from the Caltrain station and University Avenue. The firm does not post office hours. Call ahead to set up a meeting rather than dropping in, especially if you want to tour a property.
